"I am most proud of how the architectural sheer walls are taking shape," notes Matt Mahoney, Construction Director for East West Partners - Denver, as we wander around the ONE Riverfront construction site. "The interior concrete ceilings and columns, along with the exterior walls," he continues, "are of a very high quality."
In the world of concrete, an ultra smooth finish is a treatment that, according to Mahoney, is very hard to achieve, requiring more attention and skill than routine concrete pouring. The architectural concrete, which composes the skin of ONE Riverfront, is a significant design element. "Getting all the details right, including smoothness, color and texture," comments Mahoney, "is critical to our success."
And with concrete pouring, the building continues to move on up. The third floor of the residential tower has been poured, and the fourth floor will begin shortly. The building will eventually be seven stories in height, and overall, construction is progressing nicely.
While touring, I noticed that east-facing homes are in for a treat. Large cutouts, where windows will eventually go, allow for brilliant views of Union Station, Millennium Bridge, and Coors Field. West-facing homes are just as fortunate with picturesque views of The Rockies and Commons Park.
The townhomes along Little Raven Street will eventually be three levels. The ground floor and first level are already complete. Of particular interest is the ground level, which sits below grade. Large cutouts will hold windows to draw in plenty of natural light. The windows will look out onto a small, private courtyard; with a bistro set and some flowers, the courtyard might just be the favored setting for morning coffee and the paper.
Though not visible to passersby, the "mock up wall," a small freestanding test wall, showcases ONE's brick layout, which is truly beautiful. The team at 4240 Architecture chose four elegant brick colors which will lay in a stacked bond. The choice of brick is a design statement unto itself and reflects the attention and thoughtfulness that went into the building.
This time next year, ONE residents will likely be getting to know each other better out on the mahogany plaza or enjoying a little downtime out in the private park. But, with the very large balconies currently in the works at ONE, getting a little fresh air might just mean sliding the door open, stepping out, and getting inspiration from the city or mountains.
